It works good except mine started leaking all over the floor inside of 2 yrs and now my contractor says he hasn't heard from the dealer for the warranty. No drain in on the unit so I can't just move it out of my basement.

Checked on higher efficiency rated boilers but could not justify the much higher price. Until you make up the increase in price with the savings in fuel the unit would be 8 - 10 years old. Installed it in a 16ft x 20ft building. Works extremely well. Keeps the building at 50 degrees when unoccupied, then heats it up to 70 degrees fast when occupied.
