Insulated with 6" rolled installation, but ceiling being 6" under roof has a very high radiant heat effect in hot times of year. 9000 BTU's does job nicely. The unit is what I ordered, arrived on time slight shipping damage to the metal grill down low on the condenser unit although it didn't hit the coil I will straiten the metal because were I am installing the unit it will not be noticed. Thanks for the great service. Tom
