Had this boiler for 2 winters now in MA. First winter was hard. This last one less so. Great product. Made is USA. Cast iron. Will last forever my plumber tells me. Still 84% efficient. Doesn't need yearly maintenance like the higher efficient junk out there. That high efficient junk also requires a power vent that is super loud. Consider that too in your purchase. This Burnham is very quiet. No power vent. I use an old school dial thermostat and set it at 67. When I get my heating bill... more

Installed it in the bonus room above our garage. About 300 sq/ft. Insulated with 6" rolled installation, but ceiling being 6" under roof has a very high radiant heat effect in hot times of year. 9000 BTU's does job nicely. Can cool room to 65' to satisfy my most demanding guest from the north. But the most amazing thing is how quiet outside unit is. After waiting 26 days to get my Effinity 93 110000 btu unit, I installed it only to find out the propeller fan was very noisy. It is louder than my air compressor. Modine will not honor the warranty unless you use a professional installer. If you are a do it yourselfer, don't buy this unit. The propeller motor is cheap and creates a lot of vibration noise. Love the Schluter products. I have used the Kerdi llner for years and attended a technical training in VA. Have learned that the 32"x60" Shower Kit is available from my local Home Depot for $499 + tax. Free shipping is nice but I'm at the home improvement stores every day. Probably won't buy on-line again unless the pricing is lowered. Thanks for the opportunity to review
