Installed this boiler in June 2012 - Very good documentation - Very good response from customer service when I had a question about the controls. Checked on higher efficiency rated boilers but could not justify the much higher price. Until you make up the increase in price with the savings in fuel the unit would be 8 - 10 years old. Installed it in the bonus room above our garage. About 300 sq/ft. Insulated with 6" rolled installation, but ceiling being 6" under roof has a very high radiant heat effect in hot times of year. 9000 BTU's does job nicely. If you have electric baseboard heat and are looking for a premium product this seems to be pretty much the only game in town. It looks about as good as a baseboard heater can do and exudes quality. The thing weighs about ten times a regular heater of similar size so holds heat much better - though ultimately you are buying this for looks not performance.
