Installed it in the bonus room above our garage. About 300 sq/ft. Insulated with 6" rolled installation, but ceiling being 6" under roof has a very high radiant heat effect in hot times of year. 9000 BTU's does job nicely. Can cool room to 65' to satisfy my most demanding guest from the north. But the most amazing thing is how quiet outside unit is. I recently purchased the MXZ-2C20NAHZ along with the 12K and 9K floor mounted indoor units. I also purchased two Mitsubishi line sets, wall brackets, disconnect switch and drain tubing. All items were received with very quick shipping and no issues or delays. I installed all items with the exception of the line sets myself. The unit is what I ordered, arrived on time slight shipping damage to the metal grill down low on the condenser unit although it didn't hit the coil I will straiten the metal because were I am installing the unit it will not be noticed. Thanks for the great service. Tom
