Easy to install, well made. Mini Splits are the way to go. Mitsubishi is the king of the hill, in SEER, reliable, features and function, each generation gets better and better. I have used these before on a 2nd floor. Really was looking for something to put tile on rather than a mortar base. These are great, east to cut, easy to put down fabric and then tile using unmodified thinset. It's been several years and still looks good, water drains well.

Indoor Unit: Runs great. Easy to install. Almost silent at low speed and no louder than a 16" desk fan at high speed. Instructions are sparse but a DIY guy can figure them out with a little help from YouTube as well. Definitely get the outdoor cover track to make the installation look great. Easily keeps my 14x18x9 living room (east and south exposure) plus 12x12x9 kitchen plus 10x10x9 dining room cool on a 90 degree day with large window exposures on all walls. Outdoor Unit:more

tech had lot of troubles and there were no instruction given and the part was missing that goes in the furnace metal peace is misssing in the package
