Insulated with 6" rolled installation, but ceiling being 6" under roof has a very high radiant heat effect in hot times of year. 9000 BTU's does job nicely. Can cool room to 65' to satisfy my most demanding guest from the north. But the most amazing thing is how quiet outside unit is. Detailed instructions helped install our two fans. We have one working the garage, while the second unit is on duty in our attic. They are reasonably quiet, and the temperature controller is a good name brand known for consistency. I adapted a pleated air filter to keep the assembly dust free. We haven't noticed a difference in savings on our air conditioner operating, but expect to benefit when we will increase insulation throughout our attic.
