I have used Modine free standing gas fired heaters for some 28 years in Greenhouse application. They say nothing last for 20 years, yet I have 2 of 18 that have lasted that long. Stainless burners are Ideal, a little pricey for me, but the new aluminum/steal burners are superior to the old galvanized

Checked on higher efficiency rated boilers but could not justify the much higher price. Until you make up the increase in price with the savings in fuel the unit would be 8 - 10 years old. We purchased 75,000, 120,000, 150,000, and 200,000 BTU units, 28 units in total. The 83% efficient rating helped us offset the cost of the upgrade by being eligible for a rebate from our utility. All heaters were installed and work beautifully. The heaters look great!
